The signs point toward a market that’s shifting in buyers’ favor, though it’s not a dramatic swing.

Inventory across the Gunnison-Crested Butte area is up roughly 7% compared to last year, giving buyers more options than they’ve had recently. Homes are also sitting longer before selling, which typically signals reduced urgency among buyers and more negotiating leverage.

Sales activity tells a similar story.

Early in the year, transaction counts in Gunnison ran well below last year’s pace, though single-family homes held up better than condos and land. By summer, the market had steadied, roughly the same number of homes selling as a year ago, but with slightly softer average prices and buyers taking more time to decide.

None of this means values are collapsing. Well-priced, well-presented homes are still attracting serious offers, and pricier properties in the broader valley have actually held or gained value over the past year.
