If there ever was a playing field far from level, it’s that which exists in the local lodging industry.
Hotel and motel proprietors for years have bemoaned the growth of short-term rentals — or STRs. And with good reason. Commercial operations such as hotels and motels pay property taxes more than four times that of residential properties in Colorado and are subject to regulations that owners of homes are not.
Municipalities at the north end of the Gunnison Valley have grappled with an increasing number of STRs for years, but thus far the City of Gunnison has taken a noninterventionist attitude toward them. That may be changing.
